3 Prior to the first use of each individual element hereby approved, a verification report that demonstrates the effectiveness of the remediation strategie(s) as approved through applications R/2021/0422/CD, R/2022/0515/CD and R/2022/0355/FFM in so far as it relates to that particular element, shall be submitted to and approved in writing by the Local Planning Authority. REASON : To ensure that risks from land contamination to the future users of the site are minimised and to ensure that the development can be carried out safely without unacceptable risks to workers, neighbours and other offsite receptors.
4 Statement of Co-operative Working: The Local Planning Authority considers that the application as originally submitted is a satisfactory scheme and therefore no negotiations have been necessary.
