# Condition Details
1 The development shall not be begun later than the expiration of THREE YEARS from the date of this permission. REASON: Required to be imposed pursuant to section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990.
2 The development hereby permitted shall be carried out in accordance with the following approved plans: Location Plan (unreferenced) received by the Local Planning Authority on 17.01.2024 Site Plan (unreferenced) received by the Local Planning Authority on 17.01.2024 Elevations (ES 001) received by the Local Planning Authority on 17.01.2024 Elevations of windows and doors (ES002) received by the Local Planning Authority on 17.01.2024 REASON: To accord with the terms of the planning application.
3 The replacement door shall be provided with the works carried out in accordance with the Method statement as received by the Local Planning Authority on 17.01.2024. REASON: In the interest of ensuring the works are carried out to avoid harm to the historic fabric of the building. in accordance with Policy HE2 of the Redcar and Cleveland Local Plan 2018.
4 Prior to removal of the existing windows and doors, full details of the design, dimensions and materials of all new doors and windows, including method of opening, drawn at a scale of not less than 1:20, shall be submitted to and approved in writing by the local planning authority. The windows and doors to be installed must be in accordance with the approved details. REASON: To safeguard the special character of the listed building as required by Policy HE2 of the adopted Local Plan.
5 Statement of Co-operative Working: The Local Planning Authority considers that the application as originally submitted is a satisfactory scheme and therefore no negotiations have been necessary.
