# Condition Details
1 The development shall not be begun later than the expiration of THREE YEARS from the date of this permission. REASON: Required to be imposed pursuant to Section 91 of the Town and Country Planning Act 1990.
2 The development hereby permitted shall be carried out in accordance with the following approved plans: - Location plan received by the Local Planning Authority on 08/01/2024 - Proposed ground floor plan amended 16.09.2024 received by the Local Planning Authority on 06/11/2024 - Proposed plans and front and side elevations Amended 16.09.2024 received by the Local Planning Authority 06/11/2024 - Existing and proposed rear and side elevations received by the Local Planning Authority 06/11/2024 REASON: To accord with the terms of the planning application.
3 The external elevations of the extension(s) hereby approved shall be built in materials to match in type, style and colour the external elevations of the existing dwelling/building. REASON: To ensure that the appearance of the development matches the existing property and would respect the site and the surroundings in accordance with policy SD4 of the Local Plan.
4 The working hours for all construction activities on this site are limited to between 08:00 and 18:00 Mondays to Friday and 08:00 to 13:00 Saturdays and not at all on a Sunday or Public Holiday. REASON: To ensure that the any activity during the construction development would not have a significant adverse impact in relation to noise and disturbance in accordance with policy SD4 of the Local Plan.
5 The development hereby approved shall not be brought into use until the areas for vehicle parking have been constructed and laid out in accordance with the Proposed ground floor plan (Page 03) Amended 16.09.2024 received by the Local Planning Authority on 16/11/2024 or such plans which are subsequently submitted to and approved in writing by the Local Planning Authority. Such areas shall thereafter be retained in perpetuity for the sole purpose of parking vehicles. REASON; To ensure a satisfactory form of development and in the interests of highway safety having regard for Local Plan Policy SD4.
6 Statement of Co-operative Working: The Local Planning Authority considers that the application as originally submitted did not meet with the local policies and guidance. Following discussions with the applicant / agent a satisfactory scheme has been negotiated.
