# Condition Details
1 The development shall not be begun later than the expiration of THREE YEARS from the date of this permission. REASON: Required to be imposed pursuant to Section 91 of the Town and Country Planning Act 1990.
2 The development hereby permitted shall be carried out in accordance with the following approved plans: Proposed Plans and block plan (referenced GSS03) received by the Local Planning Authority on 29.11.2023 Proposed Elevations (referenced GSS04) received by the Local Planning Authority on 29.11.2023 REASON: To accord with the terms of the planning application.
3 Prior to the first application of the render hereby approved, details of colour and thickness shall be submitted to and approved in writing by the local planning authority. Visible beading shall not be used. The development shall be completed in accordance with the approved details. REASON: To safeguard the special character of the of the conservation area as required by Policy HE1 of the adopted Local Plan.
4 Prior to installation, full details of the design, dimensions and materials of all new doors, windows and rooflights, including method of opening, drawn at a scale of not less than 1:20, shall be submitted to and approved in writing by the local planning authority. Trickle vents shall not be fitted to the windows or doors in the front elevation. The development shall be completed in accordance with the approved details. REASON: To safeguard and enhance the special character of the conservation area as required by Policy HE1 of the adopted Local Plan.
5 Prior to construction, full details of the bay window cornice drawn at a scale of not less than 1:20 shall be submitted to and approved in writing by the local planning authority. The development shall be completed in accordance with the approved details. REASON: To safeguard and enhance the special character of the conservation area as required by Policy HE1 of the adopted Local Plan.
6 Prior to installation, full details of the design, dimensions and fixing method of the PV/solar panels shall be submitted to and approved in writing by the local planning authority. The development shall be completed in accordance with the approved details. REASON: To safeguard and enhance the special character of the conservation area as required by Policy HE1 of the adopted Local Plan.
7 Statement of Co-operative Working: The Local Planning Authority considers that the application as originally submitted is a satisfactory scheme and therefore no negotiations have been necessary.
