# Condition Details
1 The development shall not be begun later than the expiration of THREE YEARS from the date of this permission. REASON: Required to be imposed pursuant to Section 91 of the Town and Country Planning Act 1990.
2 The development hereby permitted shall be carried out in accordance with the following approved plans: - Location pan received by the Local Planning Authority on 19/12/2023 - Site plan AMENDED 08.02.24 received by the Local Planning Authority on 08/02/2024 - Proposed elevations received by the Local Planning Authority on 28/11/2023 - Proposed first floor plan received by the Local Planning Authority on 28/11/2023 - Roof plan received by the Local Planning Authority on 07/12/2023 REASON: To accord with the terms of the planning application.
3 Notwithstanding the submitted information, the two vertical and sloping combination rooflights on the rear elevation as detailed on the proposed floor plan and proposed elevation drawings (dated 28/11/2023) shall not be used to access the adjacent flat corrugated steel roof. At no time during the lifetime of the development should the adjacent flat roof be used as a roof terrace or balcony. REASON: To ensure the amenity of the neighbouring properties in accordance with Local Plan Policy SD4.
4 Statement of Co-operative Working: The Local Planning Authority considers that the application as originally submitted is a satisfactory scheme and therefore no negotiations have been necessary.
