# Condition Details
1 The development shall not be begun later than the expiration of THREE YEARS from the date of this permission. REASON: Required to be imposed pursuant to Section 91 of the Town and Country Planning Act 1990.
2 The development hereby permitted shall be carried out in accordance with the following approved plans: Proposed Ground Floor Plan (ref 2344-LAL-XX-00-DR-A-500 rev P1) received by the Local Planning Authority on 14.11.2023 Proposed Mezzanine Plan Proposed Elevations (ref 2344-LAL-XX-00-DR-A-501 rev P1) received by the Local Planning Authority on 14.11.2023 Proposed Roof Plan Proposed Elevations (ref 2344-LAL-XX-00-DR-A-502 rev P1) received by the Local Planning Authority on 14.11.2023 Proposed Elevations (ref 2344-LAL-XX-00-DR-A-600 rev P1) received by the Local Planning Authority on 14.11.2023 Existing Pallisade Fence and Proposed Access Gate (ref 2344-LAL-XX-00-DR-A-800 rev P1) received by the Local Planning Authority on 14.11.2023 Proposed Site Plan and External Works Proposed Elevations (ref 2344-LAL-XX-00-DR-A-200 rev P1) received by the Local Planning Authority on 14.11.2023 REASON: To accord with the terms of the planning application.
3 The development hereby approved within 12 months of approval shall provide covered and secure cycle parking facilities, for 10 cycles, and provide such plans which are subsequently submitted to and approved in writing by the Local Planning Authority. Such drawings must show the position, design, materials and finishes thereof. Thereafter the cycle parking facilities shall be retained in perpetuity for the sole purpose of parking cycles. Reason: To promote use of cycles reducing traffic congestion and in the interests of the amenities of residents to ensure a satisfactory form of development having regard for Local Plan Policy and sections 9 and 12 of the NPPF.
4 No gate/door/window shall be fitted so as to open outwards over the adjacent public highway, or in the case of garage doors to protrude forward of the face of the garage. Reason: In the interests of highway safety and to prevent inconvenience and obstruction to other highway users having regard for Local Plan Policy and sections 9 and 12 of the NPPF.
5 The working hours for all construction activities on this site are limited to between 08:00 and 18:00 Mondays to Friday and 08:00 to 13:00 Saturdays and not at all on a Sunday or Public Holiday. REASON: To ensure that the any activity during the construction development would not have a significant adverse impact in relation to noise and disturbance in accordance with policy SD4 of the Local Plan.
6 Statement of Co-operative Working: The Local Planning Authority considers that the application as originally submitted did not meet with the local policies and guidance. Following discussions with the applicant / agent a satisfactory scheme has been negotiated.
7 Informative Note: The application site is on/close to land that has been identified as having a history of potential contamination. It is not considered that the development proposed will give rise to 'significant risk' to health or pollution of controlled waters. It is recommended, however, that the attention of the applicant be drawn to the risk of contaminants in, on or under the site.
8 Informative Note: The applicant shall contact Engineering on 01287 612594 to discuss the provision of a permanent vehicular crossing.
