# Condition Details
1 The development shall not be begun later than the expiration of THREE YEARS from the date of this permission. REASON: Required to be imposed pursuant to Section 91 of the Town and Country Planning Act 1990.
2 The development hereby permitted shall be carried out in accordance with the following approved plans: - Location plan and site plan Amended 31 01 2024 received by the Local Planning Authority on 31/01/2024 - Proposed ground floor plan Amended 31 01 2024 received by the Local Planning Authority on 31/01/2024 - Proposed first floor plan received by the Local Planning Authority on 09/11/2024 - Method of Works Statement Castle Court received by the Local Planning Authority on 21/03/2024 REASON: To accord with the terms of the planning application.
3 The proposed accommodation hereby approved shall be occupied for work/holiday purposes only and shall not be occupied as a person’s sole, or main place of residence. The owners/operators shall maintain an up-to date register of the names of all occupiers of individual rooms, and of their main home addresses, and shall make this information available at all reasonable times to the Local Planning Authority. REASON: To ensure that the approved work/holiday accommodation is not used for unauthorised permanent residential occupation to protect residential amenity in accordance with Local Plan Policy SD4 and development outside of development limits in accordance with Local Plan Policy SD3.
4 The working hours for all construction activities on this site are limited to between 08:00 and 18:00 Mondays to Friday and 08:00 to 13:00 Saturdays and not at all on a Sunday or Public Holiday. REASON: To ensure that the any activity during the construction development would not have a significant adverse impact in relation to noise and disturbance in accordance with policy SD4 of the Local Plan.
5 Car and Cycle Parking Laid Out No part of the development hereby approved shall be occupied until the areas shown on the approved plans, ‘Site & Location Plans, Drawing No: 005, Rev: A’, received by the Local Planning Authority on 31/01/2024 for parking and manoeuvring of vehicles and cycles, have been constructed and laid out in accordance with the approved plans, and thereafter such areas shall be retained solely for such purposes. REASON; To ensure a satisfactory form of development and in the interests of highway safety having regard for Local Plan policy and sections 9 and 12 of the NPPF.
6 Statement of Co-operative Working: The Local Planning Authority considers that the application as originally submitted did not meet with the local policies and guidance. Following discussions with the applicant / agent a satisfactory scheme has been negotiated.
