1 The development shall not be begun later than the expiration of THREE YEARS from the date of this permission. REASON: Required to be imposed pursuant to Section 91 of the Town and Country Planning Act 1990.
2 The development hereby permitted shall be carried out in accordance with the following approved plans: Location Plan received by the Local Planning Authority on 18/10/23 Proposed Block Plan received by the Local Planning Authority on 19/10/23 Proposed Floor Plans received by the Local Planning Authority on 24/10/23 Proposed Elevations received by the Local Planning Authority on 24/10/23 Proposed Floor Plans (outbuilding) received by the Local Planning Authority on 18/10/23 Proposed Elevations (outbuilding) received by the Local Planning Authority on 18/10/23 REASON: To accord with the terms of the planning application.
3 The development hereby approved shall be carried out in accordance with materials detailed within the submitted application form as received by the Local Planning Authority on 18/10/23. REASON: To ensure that the appearance of the development would respect the site and the surroundings in accordance with policy SD4 of the Local Plan.
4 The detached building hereby approved shall remain as ancillary to the main dwelling (47 Aldwych Close) and shall at no time be used as a separate unit of accommodation. REASON: To ensure the development is used in association with the main dwelling and does not result in a separate unit of accommodation in an location that has the potential to impact on neighbour amenity.
5 Statement of Co-operative Working: The Local Planning Authority considers that the application as originally submitted is a satisfactory scheme and therefore no negotiations have been necessary.
