# Condition Details
1 The development shall not be begun later than the expiration of THREE YEARS from the date of this permission. REASON: Required to be imposed pursuant to Section 91 of the Town and Country Planning Act 1990.
2 The development hereby permitted shall be carried out in accordance with the following approved plans: Location Plan, Scale 1:1250, received by the Local Planning Authority on 10.10.2023, Site Plan, Scale 1:500, received by the Local Planning Authority on 10.10.2023, Proposed Plan and Elevations - Page 02, REV 1, received by the Local Planning Authority on 10.10.2023, Proposed Shop Front - Page 03, REV 1, received by the Local Planning Authority on 10.10.2023, Proposed Shop Front Details - Page 04, REV 1, received by the Local Planning Authority on 10.10.2023. REASON: To accord with the terms of the planning application.
3 The shop front hereby approved shall be constructed in accordance with the details submitted and of the materials specified and shall be retained and maintained as such. REASONS: To safeguard the special character of the conservation area as required by policy HE1 of the adopted Local Plan.
4 The proposed first floor window rebates and reveals shall exactly replicate those displayed by the current windows on the first floor and prior to their installation, full details of the first floor windows shall be submitted to and approved in writing by the local planning authority. The development shall be completed in accordance with the approved details and shall be retained and maintained as such. REASONS: To safeguard the special character of the conservation area as required by policy HE1 of the adopted Local Plan.
5 This planning consent relates to the new shopfront and first floor windows only, it does not confer advertisement consent for signage at the property for which a separate advertisement consent may be required.
6 Statement of Co-operative Working: The Local Planning Authority considers that the application as originally submitted is a satisfactory scheme and therefore no negotiations have been necessary.
