# Condition Details
1 The development shall not be begun later than the expiration of THREE YEARS from the date of this permission. REASON: Required to be imposed pursuant to Section 91 of the Town and Country Planning Act 1990.
2 The development hereby permitted shall be carried out in accordance with the following approved plans: Location Plan and Site Plan, DRAWING No: 009, received by the Local Planning Authority on 22.09.2023, Proposed Ground Floor Plans, DRAWING No: 003 REV A, received by the Local Planning Authority on 22.09.2023, Proposed First and Second Floor Plans, DRAWING No: 004, received by the Local Planning Authority on 22.09.2023, Proposed Front and Rear Elevations, DRAWING No: 008 REV D, received by the Local Planning Authority on 07.11.2023, Proposed Side Elevations, DRAWING No: 007 REV D, received by the Local Planning Authority on 07.11.2023. REASON: To accord with the terms of the planning application.
3 Prior to their use in connection with this development, full details and/or samples of all materials including bricks, roof tiles/slates, rainwater gutters and pipes, windows, and doors (including the garage door), to be used in the external elevations and for the roof, shall be submitted to and approved in writing by the local planning authority. The development shall be completed in accordance with the approved details. REASONS: To safeguard the special character conservation area and the settings of the adjacent listed building as required by policies HE1 and HE2 of the adopted Local Plan.
4 Prior to installation, details of the rebate and reveal of the windows and doorframes, drawn at a scale of not less than 1:20, shall be submitted to and approved in writing by the local planning authority The development shall be completed in accordance with the approved details. REASONS: To safeguard the special character conservation area and the settings of the adjacent listed building as required by policies HE1 and HE2 of the adopted Local Plan.
5 Prior to installation, details of the railings drawn at a scale of not less than 1:20 shall be submitted to and approved in writing by the local planning authority. The development shall be completed in accordance with the approved details. REASONS: To safeguard the special character conservation area and the settings of the adjacent listed building as required by policies HE1 and HE2 of the adopted Local Plan.
6 The working hours for all construction and demolition activities on this site are limited to between 08:00 and 18:00 Mondays to Fridays and 08:00 to 13:00 Saturdays and not at all on a Sunday or Public Holidays. REASON: In the interest of neighbour amenity.
7 Prior to the development being brought into permitted end use, the developer must carry out an intrusive pre-demolition asbestos survey in accordance with HSG264 and provide a mitigation plan to reduce risks to potential workers, neighbours and other offsite receptors. This is to ensure that risks from asbestos to the future users of the land and neighbouring land are minimised, and to ensure that the development can be carried out safely without unacceptable risks to workers, neighbours and other offsite receptors.
8 Statement of Co-operative Working: The Local Planning Authority considers that the application as originally submitted did not meet with the local policies and guidance. Following discussions with the agent a satisfactory scheme has been negotiated.
