# Condition Details
1 The removal of the bay windows and their replacement with smaller flat windows with flat brickwork underneath, results in a discordant visual feature in this run of terraced properties with bay windows. As a result the proposal is harmful to the character and appearance of the Coatham conservation area and is contrary to Policy HE1 (a), and Policy SD4 (j) in the Redcar and Cleveland Local Plan.
2 Statement of Co-operative Working: The Local Planning Authority considers that the application as submitted did not meet with the local policies and guidance. The applicant's agent has been advised of the concerns however no amendments have been submitted.
3 The following plans were submitted as part of the proposed development: - Location Plan, Block Plan, Plans and Elevations, Drawing no: 02, received by the Local Planning Authority on 29.08.2023.
