# Condition Details
1 The application site is located outside the designated development limits. The size of the proposed garage/office is not considered subservient nor incidental to the existing dwelling. The proposal is contrary to Redcar and Cleveland Local Plan Policy SD3 as it does not fit within the exceptional criteria of development outside of limits.
2 The proposed detached garage and first floor office, by reason of its size, design and position would have an overbearing impact on the character and appearance of the sensitive and historic landscape of the Eston Hills. It would be an incongruous addition to the property. The proposed development is therefore contrary to policy N1 and part j and k of Policy SD4 of the Redcar and Cleveland Local Plan.
