# Condition Details
1 The development shall not be begun later than the expiration of THREE YEARS from the date of this permission. REASON: Required to be imposed pursuant to section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990.
2 The development hereby permitted shall be carried out in accordance with the following approved plans: Location plan received by the Local Planning Authority on 22/08/2023 Site plan received by the Local Planning Authority on 22/08/2023 Elevations as proposed received by the Local Planning Authority on 25/08/2023 Floor plans as proposed received by the Local Planning Authority on 19/09/2023 Detailed drawings received by the Local Planning Authority on 25/08/2023 REASON: To accord with the terms of the planning application.
3 All door hinges are to be re-used on the new doors and frames. REASON: To safeguard the special character of the listed building, as required by Policy HE2 of the adopted Local Plan.
4 Before any works commence to rebuild the central gable on the upper range as identified in the “Supporting Statement – Leaning Brickwork” , a detailed method statement shall be submitted to and approved in writing by the local planning authority. The development shall be completed in accordance with the approved details. REASON: To safeguard and enhance the special character of the listed building, as required by Policy HE2 of the adopted Local Plan.
5 Before any expansion joints are introduced, details of exact locations shown on an elevational and plan drawing at 1:50 along with a detailed method statement outlining how the expansion joints will be installed, shall be submitted to and approved in writing by the local planning authority. The development shall be completed in accordance with the approved details. REASON: To safeguard the special character of the listed building, as required by Policy HE2 of the adopted Local Plan.
6 Prior to the removal of any doors, door frames or windows in pursuance of this permission, full details of the design, dimensions including rebate and reveal and materials of all new doors, door frames and windows, drawn at a scale of not less than 1:20, shall be submitted to and approved in writing by the local planning authority. Trickle vents shall not be fitted to the windows or doors. REASON: To safeguard the special character of the listed building, as required by Policy HE2 of the adopted Local Plan.
7 Prior to the commencement of repair and/or replacement of any fascia boards and finials, exact details of the sections of fascia and finials to be repaired shall be shown at 1:20 along with method statements outlining how the repairs will be carried out. Any fascia’s or finials to be replaced shall be shown at 1:20 along with method statements outlining how the current fascia or final will be removed and how the replacements will be installed. The development shall be completed in accordance with the approved details. REASON: To safeguard the special character of the listed building, as required by Policy HE2 of the adopted Local Plan.
8 Prior to the commencement of repair and/or replacement of any rainwater goods, exact details of the parts to be repaired shall be shown at 1:20 along with method statements outlining how the repairs will be carried out. Any rainwater goods to be replaced shall be in cast iron to exactly replicate the existing cast iron rainwater goods remaining in-situ on the chalets. The development shall be completed in accordance with the approved details. REASON: To safeguard the special character of the listed building, as required by Policy HE2 of the adopted Local Plan.
9 Statement of Co-operative Working: The Local Planning Authority considers that the application as originally submitted did not meet with the local policies and guidance. Following discussions with the applicant / agent a satisfactory scheme has been negotiated.
