# Condition Details
1 The proposal, due to the depth, height and scale, will have an overbearing and oppressive impact for the occupants of the neighbouring property and will directly reduce south easterly light to windows serving the rear of that property and its garden. As such, the proposal due to its position, depth, height, scale, and massing, would have a significantly detrimental impact on the amenity of occupiers of the attached dwelling to the northwest and is contrary to parts a and b of policy SD4 of the Redcar and Cleveland Local Plan.
2 Statement of Co-operative Working: The Local Planning Authority considers that the application as submitted did not meet with the local policies and guidance. The applicant has been advised of the concerns however no amendments have been submitted.
3 The proposed development has been assessed using the documents below: • Location plan, Scale 1:1250, received by the Local Planning Authority on14.08.2023, • Site Plan, Existing and Proposed Plans and Elevations, Drg No. MB-DR-2023-001, Rev B, received by the Local Planning Authority on 15.08.2023.
4 There are discrepancies with the ‘to scale’ drawings submitted with the application and when measured they are not ‘scaling off’ correctly, as such all measurements referred to are calculated off the annotated measurements shown on the proposed plans submitted.
