# Condition Details
1 Before any works commence above ground level in pursuance of this permission, full details and/or samples of all materials including bricks, roof tiles/slates, rainwater gutters and pipes, fascia boards, windows and doors, to be used in the external elevations and for the roof, shall be submitted to and approved in writing by the local planning authority. The development shall be completed in accordance with the approved details. REASON: To safeguard the character of the conservation area as required by Policy HE1 of the adopted Local Plan.
2 Before any works commence above ground level in pursuance of this permission, full details of the window and door rebates and reveals and roof eaves overhangs, drawn at a scale of not less than 1:20, shall be submitted to and approved in writing by the local planning authority. The development shall be completed in accordance with the approved details. REASON: To safeguard the character of the conservation area as required by Policy HE1 of the adopted Local Plan.
3 Prior to installation of an air source heat pump or ground source heat pump, technical details of the required heat pump shall be submitted to and approved in writing with the local planning authority. The scheme shall be installed in accordance with the approved details. REASON: In the interests of neighbouring amenity in accordance with Local Plan Policy SD4.
4 Prior to (occupation of the first completed dwelling on the site / occupation of the building hereby approved) a landscaping scheme shall be submitted to, and approved in writing by, the Local Planning Authority. The details shall include size, type and species and a programme of work. The development shall be completed in accordance with the approved details. REASON: To ensure that the development would respect the site and the surroundings in accordance with policy SD4 of the Local Plan.
