# Condition Details
1 It is considered that the proposed dwelling, by reason of its siting, size and design would have a significantly detrimental impact on the character and appearance of the area. It would create an incongruous addition to Marske Conservation Area. The proposed development is therefore contrary to part j of Policy SD4 and part a of policy HE1 of the Redcar and Cleveland Local Plan.
2 It is considered that the proposed dwelling, by reason of its siting and first floor windows would have a significant detrimental impact on the neighbouring amenity in terms of loss of privacy. The proposed development is therefore contrary to part b of Policy SD4 and guidance within the Design of Residential Areas Supplementary Planning Document.
