# Condition Details
1 The rear dormer, due to the boxy shape, form, and size would be visually incongruous in this setting, harmful to the character and appearance of the Saltburn Conservation Area, and as such the application is contrary to policy HE1 (a) and Policy SD4 (j) of the Redcar and Cleveland Local Plan.
2 The rear dormer, due to the size and expanse of the glazing proposed will result in an unacceptable level of overlooking and a loss of a sense of privacy, for occupants of nearby properties; and as such is detrimental to neighbour amenity contrary to Policy SDP4 (b) of the Redcar and Cleveland Local Plan.
3 Statement of Co-operative Working: The Local Planning Authority considers that the application as amended and finally submitted did not meet with the local policies and guidance. The applicant’s agent has been advised of these concerns.
