# Condition Details
1 The prior notification proposes a new detached building, criteria (a) of Class B Part 6 of the Town and Country Planning (General Permitted Development) (England) Order 2015 (as amended) permits only an extension or alteration of an agricultural building. Class B does not permit the construction of a new building and as such planning permission is required for the proposal.
2 The site is located outside of development limits and within a Sensitive Landscape Area and part of the designated Heritage Coast, an Nationally Important Landscape. Any development at the site will need to fully accord with Local Plan Polices SD3 and N1 to be acceptable. The applicant should engage in pre-application discussions with the Local Planning Authority prior to the submission of any formal application to ensure than any concerns are discussed and resolved where possible.
