REASON FOR PRE-COMMENCEMENT: The information is required prior to any works commencing on site as woodland planting needs to be in place prior to occupation of the dwellings to offset nitrogen produced. |
| 5 | The woodland planting to be planted to offset the nutrients produced on site shall be planted wihtin the first planting season following the date of this approval. The woodland shall be planted in accordance with the details shown on the Upsall Lodge NN Mitigation Plan received by the Local Planning Authority on 08/09/2025. REASON: To ensure nutrient neutrality mitigations is in place before the occupation of the approved dwellings. REASON FOR PRE-COMMENCEMENT: The planting needs to be carried out before the occupation of the dwellings to offset the nitrogen to be produced. |
| 6 | Prior to construction on site, tree protection measures detailed within the Tree Survey and Arboricultural Impact Assessment received by the local planning authority on 28/06/2023 shall be implemented. The protection works shall be carried out in accordance with BS5837 ' Trees in Relation to Design, Demolition and Construction. Tree work shall be carried out in accordance with Appendix 1 of the Tree Survey and Arboricultural Impact Assessment received by the local planning authority on 28/06/2023. All tree work is to be undertaken in accordance with British Standard BS 3998:2010, Recommendations for tree work. REASON: To protect trees within and neighbouring the site. REASON FOR PRE-COMMENCEMENT: Tree protection measures need to be in place before construction begins to protect tree roots and branches. |
| 7 | The working hours for all construction activities on this site are limited to between 08:00 and 18:00 Mondays to Friday and 08:00 to 13:00 Saturdays and not at all on a Sunday or Public Holiday. REASON: To ensure that the any activity during the construction development would not have a significant adverse impact in relation to noise and disturbance in accordance with policy SD4 of the Local Plan. |
| 8 | Prior to any development above damp proof course details of the external materials to be used in the carrying out of this permission (including samples) shall have first been submitted to, and approved in writing by the Local Planning Authority. REASON: To ensure that the appearance of the development would respect the site and the surroundings in accordance with policy SD4 of the Local Plan. |

The development shall be completed in accordance with the approved details. REASON: To ensure that the appearance of the development would respect the site and the surroundings in accordance with policy SD4 of the Local Plan. |
| 10 | Prior to the first occupation of the development, hereby approved, boundary walls and fences shall have been erected in accordance with a scheme that has first been submitted to and agreed in writing with the Local Planning Authority. The boundary walls and fences shall thereafter be maintained unless the express consent of the Local Planning Authority is given. REASON: To ensure that any boundary treatments would accord with policy SD4 of the Redcar and Cleveland Local Plan by respecting the character of the site and the surroundings and raising no significant adverse impact on neighbouring occupiers. |
