2 The development hereby permitted shall be carried out in accordance with the following approved plans: - Location and proposed site plan received by the Local Planning Authority on 19/06/2023 - Proposed north and east elevation received by the Local Planning Authority on 19/06/2023 - Proposed south and west elevation received by the Local Planning Authority on 19/06/2023 - Proposed west elevation received by the Local Planning Authority on 19/06/2023 - Proposed ground floor plan received by the Local Planning Authority on 19/06/2023 - Proposed first floor plan received by the Local Planning Authority on 19/06/2023 - Proposed second floor plan received by the Local Planning Authority on 19/06/2023 REASON: To accord with the terms of the planning application.
3 Prior to installation, full details and/or samples of the bay window cladding, front door and front/side dwarf boundary wall and railings shall be submitted to and approved in writing by the local planning authority. The development shall be completed in accordance with the approved details. REASONS: To preserve the special character of the conservation area, as required by Local Plan policy HE1.
4 Statement of Co-operative Working: The Local Planning Authority considers that the application as originally submitted is a satisfactory scheme and therefore no negotiations have been necessary.
