# Condition Details
1 The development shall not be begun later than the expiration of THREE YEARS from the date of this permission. REASON: Required to be imposed pursuant to Section 91 of the Town and Country Planning Act 1990.
2 The development hereby permitted shall be carried out in accordance with the following approved plans: Location Plan, Scale 1:1250, received by the Local Planning Authority on 15.06.2023, Site Plan, Scale 1:500, received by the Local Planning Authority on 15.06.2023, Proposed Plans and Elevations - Page 02, REV 6, received by the Local Planning Authority on 13.09.2023. REASON: To accord with the terms of the planning application.
3 Prior to their installation, full details and/or samples of the materials to be used for the rooflights, first floor doors, balcony, railings, and fire escape stairwell hereby approved, shall have first been submitted to, and approved in writing by the Local Planning Authority. The development shall be completed in accordance with the approved details. REASON: To safeguard the character and appearance of the conservation area in accordance with Policy HE1 of the Local Plan.
4 Within six months of the date of the planning permission hereby granted, the extended part of the rear boundary wall to the property subject of this permission, shall be rendered in a type and colour to be agreed in writing with the Local Planning Authority. The original brick sections of the wall and rear elevation of the offshoot to the property shall be retained as brick and shall not be rendered. REASON: To safeguard the character and appearance of the conservation area in accordance with Policy HE1 of the Local Plan.
5 Prior to the development hereby approved being brought into use, a scheme detailing sound insulation measures to be installed between the two flats shall be submitted to and approved in writing by the Local Planning Authority. The approved scheme shall be completed prior to the end use of the development and shall thereafter be retained. REASON: In the interests of neighbour amenity in accordance with Policy SD4 of the Local Plan.
6 Statement of Co-operative Working: The Local Planning Authority considers that the application as originally submitted did not meet with the local policies and guidance. Following discussions with the applicant / agent a satisfactory scheme has been negotiated.
