3 Prior to creation of the new opening the rear yard wall, a method statement outlining how the opening will be finished and full details and/or samples of the materials to be used shall be submitted to and approved in writing by the local planning authority. The development shall be completed in accordance with the approved details. REASONS: To safeguard the special character of the conservation area as required by Policy HE1 of the adopted Local Plan.
4 Prior to the replacement of the rear house door and installation of the rear yard door, full details and/or a sample of the doors, to be used in the rear external elevation shall be submitted to and approved in writing by the local planning authority. The development shall be completed in accordance with the approved details. REASONS: To safeguard the special character of the conservation area as required by Policy HE1 of the adopted Local Plan.
5 Statement of Co-operative Working: The Local Planning Authority considers that the application as originally submitted is a satisfactory scheme and therefore no negotiations have been necessary.
