# Condition Details
1 The development shall not be begun later than the expiration of THREE YEARS from the date of this permission. REASON: Required to be imposed pursuant to Section 91 of the Town and Country Planning Act 1990.
2 The development hereby permitted shall be carried out in accordance with the following approved plans: - Location plan received by the Local Planning Authority on 13/06/2023 - Site plan received by the Local Planning Authority on 18/07/2023 - Proposed elevations received by the Local Planning Authority on 13/06/2023 - Proposed floor plans received by the Local Planning Authority on 13/06/2023 - Proposed side yard elevations received by the Local Planning Authority on 18/07/2023 - Air conditioning outdoor unit data sheet received by the Local Planning Authority on 18/07/2023 - Noise Impact Assessment received by the Local Planning Authority on 06/09/2023 REASON: To accord with the terms of the planning application.
3 Prior to the development being brought into permitted end use, a scheme for the enclosure of any noise emitting plant and machinery shall be submitted to and approved by the Local Planning Authority. The scheme shall include details of sound-proofing material, sound-insulating material, mounting to reduce vibration and transmission of structural borne sound, and ventilation or extraction systems required for the enclosure. The approved scheme shall be implemented prior to units being brought into use, and shall thereafter be retained and maintained. Before any new noise emitting plant and machinery is used on the premises other than as provided in the approved scheme, a further scheme evidencing the same matters shall be submitted to and approved by the Local Planning Authority. The approved scheme shall be implemented before the additional noise emitting plant and machinery is used. REASON: In the interest of neighbour amenity in accordance with Local Plan Policy SD4.
4 Statement of Co-operative Working: The Local Planning Authority considers that the application as originally submitted is a satisfactory scheme and therefore no negotiations have been necessary.
