# Condition Details
1 The development shall not be begun later than the expiration of THREE YEARS from the date of this permission. REASON: Required to be imposed pursuant to Section 91 of the Town and Country Planning Act 1990.
2 The development hereby permitted shall be carried out in accordance with the following approved plans: - Location plan received by the Local Planning Authority on 05/06/2023 - Location plan showing access received by the Local Planning Authority on 05/06/2023 - Proposed site plan received by the Local Planning Authority on 05/06/2023 - Proposed plans and elevations received by the Local Planning Authority on 05/06/2023 REASON: To accord with the terms of the planning application.
3 No above ground construction works shall take place until samples of all external walling and roofing materials have been approved in writing by the local planning authority. The samples shall first be made available on site for inspection by the Local Planning Authority which shall be notified in writing of their availability. The development shall thereafter be constructed in accordance with the approved details. REASON: To ensure that the appearance of the development would respect the site and the surroundings in accordance with policy SD4 of the Local Plan.
4 The rooflights in the north roof slope of the development hereby permitted shall be fixed shut and obscurely glazed to at least level 3 obscurity and permanently retained as such. REASON: To protect neighbouring amenity in accordance with Local Plan Policy SD4.
5 Statement of Co-operative Working: The Local Planning Authority considers that the application as originally submitted is a satisfactory scheme and therefore no negotiations have been necessary.
