# Condition Details
1 The development shall not be begun later than the expiration of THREE YEARS from the date of this permission. REASON: Required to be imposed pursuant to Section 91 of the Town and Country Planning Act 1990.
2 The development hereby permitted shall be carried out in accordance with the following approved plans: Proposed block Plan (drawing ref 002A) received by the Local Planning Authority on 30.05.2023 Proposed elevations and floor plans (drawing ref 004) received by the Local Planning Authority on 23.05.2023 Proposed dormer details (drawing ref 005) received by the Local Planning Authority on 27.10.2023 REASON: To accord with the terms of the planning application.
3 Prior to any development above damp proof course details of the external materials to be used in the carrying out of this permission (including samples) shall have first been submitted to, and approved in writing by the Local Planning Authority. The development shall be completed in accordance with the approved details. REASON: To ensure that the appearance of the development would respect the site and the surroundings in accordance with policy SD4 of the Local Plan.
4 Statement of Co-operative Working: The Local Planning Authority considers that the application as originally submitted did not meet with the local policies and guidance. Following discussions with the applicant / agent a satisfactory scheme has been negotiated.
5 The use of concrete roof tiles is not considered to be appropriate in this Conservation Location. For further guidance prior to submitting proposed materials under condition 3 please contact the Local Authorities Conservation Officer.
