2 The development hereby permitted shall be carried out in accordance with the following approved plans: Location Plan, Scale 1:1250, received by the Local Planning Authority on 10.05.2023, Proposed Site Plan, Scale 1:500, received by the Local Planning Authority on 10.05.2023, Proposed Floor and Roof Plans, Proposed Plans - Page 03 REV 5, received by the Local Planning Authority on 10.05.2023, Proposed Elevations, Proposed Plans - Page 04 REV 5, received by the Local Planning Authority on 10.05.2023, Proposed Section, Proposed Plans - Page 05, REV 5, received by the Local Planning Authority on 10.05.2023, Proposed Joist Plans, Proposed Plans - Page 06 REV 5, received by the Local Planning Authority on 10.05.2023. REASON: To accord with the terms of the planning application.
3 The external elevations of the extension hereby approved shall be built in the materials specified in the planning application to complement the external elevations of the existing dwelling. REASON: To ensure that the appearance of the development complements the existing property and would respect the site and the surroundings in accordance with policy SD4 of the Local Plan.
4 Statement of Co-operative Working: The Local Planning Authority considers that the application as originally submitted is a satisfactory scheme and therefore no negotiations have been necessary.
