# Condition Details
1 The development shall not be begun later than the expiration of THREE YEARS from the date of this permission. REASON: Required to be imposed pursuant to Section 91 of the Town and Country Planning Act 1990.
2 The development hereby permitted shall be carried out in accordance with the following approved plans: - Location plan and existing floor plan received by the Local Planning Authority on 10/05/2023 - Proposed elevations received by the Local Planning Authority on 10/05/2023 - Proposed ground floor plan and site plan received by the Local Planning Authority on 10/05/2023 REASON: To accord with the terms of the planning application.
3 The external elevations of the side/rear extension hereby approved shall be built in materials to match in type, style and colour the external elevations of the existing dwelling/building. The external elevations of the store building hereby approved shall be built in materials to match in type, style and colour the external elevations of the existing dwelling/building and timber cladding. REASON: To ensure that the appearance of the development matches the existing property and would respect the site and the surroundings in accordance with policy SD4 of the Local Plan.
4 Prior to the occupation of the development hereby approved, the proposed block paving area for parking shall be constructed in accordance with the proposed site plan received on the 10th May 2023. The paving area shall be constructed from porous/permeable materials or provision made to direct run-off water from the hard surface to a permeable or porous area or surface within the curtilage of the dwelling house. The block paving/car parking layout shall be retained for the lifetime of the development. REASON: To provide the requisite in curtilage car parking provision for a 3-bed property, in the interests of highway safety and to prevent increase risk of flooding from surface water run-off in accordance with Local Plan Policy SD4.
5 Statement of Co-operative Working: The Local Planning Authority considers that the application as originally submitted is a satisfactory scheme and therefore no negotiations have been necessary.
6 Informative Note: The applicant shall contact Engineering on 01287 612594 to discuss the provision of a permanent vehicular crossing.
