# Condition Details
1 The development shall not be begun later than the expiration of THREE YEARS from the date of this permission. REASON: Required to be imposed pursuant to Section 91 of the Town and Country Planning Act 1990.
2 The development hereby permitted shall be carried out in accordance with the following approved plans: - Existing and proposed plans and elevations Amended 13.09.2023 (Dwg no: 2023.025. PP01. C) received by the Local Planning Authority on 13/09/2023 REASON: To accord with the terms of the planning application.
3 Prior to construction of the dormer structures constructional and sectional drawings, drawn at a scale of not less than 1:20, shall be submitted to and approved in writing by the local planning authority. REASON: To safeguard the special character of the conservation area as required by Policy HE1 of the adopted Local Plan.
4 Prior to installation of the windows, constructional and sectional drawings of all windows including method of opening and details of rebate and reveal, drawn at a scale of not less than 1:20, shall be submitted to and approved in writing by the local planning authority. Trickle vents shall not be fitted to the windows or doors. REASON: To safeguard the special character of the conservation area as required by Policy HE1 of the adopted Local Plan.
5 Statement of Co-operative Working: The Local Planning Authority considers that the application as originally submitted did not meet with the local policies and guidance. Following discussions with the applicant / agent a satisfactory scheme has been negotiated.
