# Condition Details
1 The development shall not be begun later than the expiration of THREE YEARS from the date of this permission. REASON: Required to be imposed pursuant to Section 91 of the Town and Country Planning Act 1990.
2 The development hereby permitted shall be carried out in accordance with the following approved plans: Location Plan, Scale 1:1250, received by the Local Planning Authority on 17.04.2023, Proposed Site Plan, 1:200, received by the Local Planning Authority on 13.04.2023, Existing and Proposed Plans and Elevations, Planning Application NB1, Rev.2.0.c, received by the Local Planning Authority on 13.04.2023. REASON: To accord with the terms of the planning application.
3 The external elevations of the garage and extension hereby approved shall be built in the materials and colours specified in the planning application. REASON: To ensure that the appearance of the development complements the existing property and would respect the site and the surroundings in accordance with policy SD4 of the Local Plan.
4 The garage shall have a roller shutter door, which shall be maintained and retained as such. REASON: In the interests of highways safety, in accordance with Policy SD4 of the Local Plan.
5 Statement of Co-operative Working: The Local Planning Authority considers that the application as originally submitted is a satisfactory scheme and therefore no negotiations have been necessary.
