# Condition Details
1 The consent hereby granted for display of the proposed advertisement(s) shall expire five years from the date of this notice. REASON: As is required by Part 3 Paragraph 16(2)(c) of the Town & Country Planning (Control of Advertisements) Regulations 2007.
2 Standard Condition 1 – No advertisement is to be displayed without the permission of the owner of the site or any other person with an interest in the site entitled to grant permission Standard Condition 2 – No advertisement shall be sited or displayed so as to – (a) endanger persons using any highway, railway, waterway, dock, harbour or aerodrome (civil or military); (b) obscure, or hinder the ready interpretation of, any traffic sign, railway signal or aid to navigation by water or air; or (c) hinder the operation of any device used for the purpose of security or surveillance or for measuring the speed of any vehicle. Standard Condition 3 – Any advertisement displayed, and any site used for the display of advertisements, shall be maintained in a condition that does not impair the visual amenity of the site. Standard Condition 4 – Any structure or hoarding erected or used principally for the purpose of displaying advertisements shall be maintained in a condition that does not endanger the public. Standard Condition 5 – Where an advertisement is required under these Regulations to be removed, the site shall be left in a condition that does not endanger the public or impair visual amenity. REASON: Required to be imposed pursuant to Schedule 2 of the Town and Country Planning (Control of Advertisements) Regulations 2007
3 The development hereby permitted shall be carried out in accordance with the following approved plans: Location Plan, Scale 1:1250, Drawing No. 174896 - REV D, Page 9 of 9, received by the Local Planning Authority on 11.05.2023, Block Plan, Scale 1:500, Drawing No. 174896 - REV D, Page 8 of 9, received by the Local Planning Authority on 11.05.2023, Proposed Elevations, Drawing No. 174896 - REV D, Page 5 of 9, received by the Local Planning Authority on 11.05.2023, Advert Specifications, Drawing Nos. 174896 - REV D, Pages 1, 2 and 3 of 9, received by the Local Planning Authority on 11.05.2023. REASON: To accord with the terms of the planning application.
4 The box section surround of sign 03 (as identified in Proposed Elevations, Drawing No. 174896 - REV D, Page 5 of 9, received by the Local Planning Authority on 11.05.2023) shall have mitred joints., and shall be retained and maintained as such. REASON: To safeguard and enhance the special character of the listed building and the character of the conservation area, as required by policies HE1 & HE2 of the adopted Local Plan ,
5 Lighting on the west facing gable end of the property shall be fixed and angled to ensure the light is facing either upwards or downwards directly onto the wall, and no light shall spill towards, or onto, the adjacent adopted highway and this lighting shall be retained and maintained as such. REASON: In the interests of highway safety.
6 Statement of Co-operative Working: The Local Planning Authority considers that the application as originally submitted is a satisfactory scheme and therefore no negotiations have been necessary.
