# Condition Details
1 The development shall not be begun later than the expiration of THREE YEARS from the date of this permission. REASON: Required to be imposed pursuant to Section 91 of the Town and Country Planning Act 1990.
2 The development hereby permitted shall be carried out in accordance with the following approved plans: Site Plan (reference Job No. 707 Sheet 1 of 1) received by the Local Planning Authority on 06.04.2023 Existing and Proposed Plans ( reference Job No. 707 Sheet 1 Rev A) received by the Local Planning Authority on 16.06.2023 Existing and Proposed Elevations (reference Job No. 707 Sheet 2 Rev B)received by the Local Planning Authority on 16.06.2023 REASON: To accord with the terms of the planning application.
3 Prior to the replacement of the doors and windows hereby approved full details of the replacement units shall be submitted to and approved in writing by the Local Planning Authority. The scheme shall be completed in accordance with the approved details. REASON: In the interest of visual amenity and to accord with Policy HE1 of the Redcar and Cleveland Local Plan 2018.
4 The side boundary fencing as shown on drawing Job No.707 Sheet No.1 Rev A shall be provided prior to the first us of the access onto the public highway. The fencing shall be retained for the life of the development. REASON: In the interest of visual amenity and to accord with Policy SD4 of the Redcar and Cleveland Local Plan.
5 The gates as shown on drawing job No.707 Sheet No.1 Rev A shall be provided prior to the first use of the access onto the public highway. The gates shall be treated in accordance with details of the finish to be submitted to and agreed in writing by the Local Planning Authority and retained for the life of the development. REASON: In the interest of visual amenity and to accord with Policy SD4 of the Redcar and Cleveland Local Plan.
6 Only the extent of the boundary hedgerow area as identified on the plan shall be removed. For the retained area within a period of ten years from the completion of the development should any planting die, be removed, or become seriously damaged or diseased it shall be replaced in the next planting season with others of similar size and species unless the Local Planning Authority gives written consent to any variation. REASON: To ensure the satisfactory implementation of the approved scheme in the interests of the visual amenities of the locality.
7 Statement of Co-operative Working: The Local Planning Authority considers that the application as originally submitted did not meet with the local policies and guidance. Following discussions with the applicant / agent a satisfactory scheme has been negotiated.
