# Condition Details
1 The development shall not be begun later than the expiration of THREE YEARS from the date of this permission. REASON: Required to be imposed pursuant to section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990.
2 The development hereby permitted shall be carried out in accordance with the following approved plans: Location Plan, Scale 1:1250, received by the Local Planning Authority on 03.04.2023, Site Plan, Scale 1:500, received by the Local Planning Authority on 03.04.2023, Proposed Elevations and Roof Plan, Drawing No 11006441-01, received by the Local Planning Authority on 03.04.2023. REASON: To safeguard and enhance the special character of the listed building, as required by Policy HE2 of the adopted Local Plan.
3 The materials to be used in the undertaking of the proposed works, shall be as stated within the Listed Building application hereby approved REASON: To ensure that the development would respect the historic character and appearance of the listed building, and conservation area, in accordance with Policies HE1 and HE2 of the local plan.
4 Statement of Co-operative Working: The Local Planning Authority considers that the application as originally submitted is a satisfactory scheme and therefore no negotiations have been necessary.
