# Condition Details
1 The development shall not be begun later than the expiration of THREE YEARS from the date of this permission. REASON: Required to be imposed pursuant to Section 91 of the Town and Country Planning Act 1990.
2 The development hereby permitted shall be carried out in accordance with the following approved plans: Location Plan received by the Local Planning Authority on 03/04/23 Proposed Site Layout received by the Local Planning Authority on 27/03/23 REASON: To accord with the terms of the planning application.
3 The use of the land hereby permitted shall be discontinued and the land restored to its former condition in accordance with the submitted Outline Aftercare Strategy as received by the Local Planning Authority on 27/03/23 no later than two years from the commencement of the change of use of land unless the prior consent of the Local Planning Authority has been obtained for an extension to the period of validity. REASON: To ensure an appropriate restoration of the site in order to respect the character and appearance of the area in accordance with policy SD4 of the Local Plan.
4 The development hereby approved shall be carried out in accordance with the details within the Outline Soil Management Plan (March 2023) received by the Local Planning Authority on 27/03/23 unless otherwise agreed in writing with the Local Planning Authority. REASON: To ensure a suitable form of development with regard to soil quality and management.
5 The working hours for all construction activities on this site are limited to between 07:00 and 19:00 Mondays to Saturday and not at all on a Sunday or Bank Holidays. REASON: In the interest of neighbour amenity.
6 The development hereby approved shall be carried out in accordance with the recommendations at para. 4.1.5 of the Ecological Technical Note received by the Local Planning Authority on 27/03/23. REASON: To conserve protected species and their habitat in accordance with policy N4 of the Local Plan.
7 There shall be no site vegetation clearance between March to the end of August unless the project ecologist has first undertaken a checking survey immediately prior to the clearance and confirms in writing to the Local Planning Authority that no active nests are present. REASON: To conserve protected species and their habitat in accordance with policy N4 of the Local Plan.
8 Statement of Co-operative Working: The Local Planning Authority considers that the application as originally submitted is a satisfactory scheme and therefore no negotiations have been necessary.
