# Condition Details
1 The development shall not be begun later than the expiration of THREE YEARS from the date of this permission. REASON: Required to be imposed pursuant to section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990.
2 The development hereby permitted shall be carried out in accordance with the following approved plans: - Location plan received by the Local Planning Authority on 17/03/2023 - Proposed site plan and block plan - AMENDED received by the Local Planning Authority on 21/07/2023 - Proposed floor plans - AMENDED received by the Local Planning Authority on 21/07/2023 - Proposed North and South Elevations - AMENDED received by the Local Planning Authority on 21/07/2023 - Proposed East and West Elevations - AMENDED received by the Local Planning Authority on 21/07/2023 REASON: To accord with the terms of the planning application.
3 The first floor, partition walls, internal and external stairs and all new window, rooflight and door openings are to be constructed and / or inserted in accordance with detailed method statements to be submitted to and approved in writing by the local planning authority before their construction and / or insertion. REASON: To safeguard the special character of the listed building and the character of the conservation area as required by policies HE1 and HE2 of the adopted Local Plan.
4 Prior to installation, full details of the design, dimensions and materials of all new doors including frames, windows and rooflights, including method of opening, internal and external stairs and handrails, drawn at a scale of not less than 1:20, shall be submitted to and approved in writing by the local planning authority. Trickle vents shall not be fitted to the windows or doors. The development shall be completed in accordance with the approved details. REASON: To safeguard the special character of the listed building and the character of the conservation area as required by policies HE1 and HE2 of the adopted Local Plan.
5 Statement of Co-operative Working: The Local Planning Authority considers that the application as originally submitted did not meet with the local policies and guidance. Following discussions with the applicant / agent a satisfactory scheme has been negotiated.
