| 3 | Prior to the occupation of the development hereby approved, all windows and rooflights on the south elevation of the proposed dwelling shall contain obscure glazing as detailed in the Proposed south elevation drawing (Dwg no S634.1 (PL) 08 Rev A) received by the Local Planning Authority on 21st July 2023. The glazing should be obscurity level 4 or above and maintained and retained for the lifetime of the development. All windows on the southern elevation shall be non-opening unless the parts of the window which can be opened are more than 1.7 metres above the floor of the room in which the window is installed. REASON: To protect the amenity of neighbouring occupiers in accordance with Local Plan Policy SD4 and Design of Residential Areas Supplementary Planning Document. |
| 4 | The working hours for all construction activities on this site are limited to between 08:00 and 18:00 Mondays to Friday and 08:00 to 13:00 Saturdays and not at all on a Sunday or Public Holiday. REASON: To ensure that the any activity during the construction development would not have a significant adverse impact in relation to noise and disturbance in accordance with policy SD4 of the Local Plan. |
| 5 | In the event that contamination is found at any time when carrying out the approved development that was not previously identified it must be reported in writing immediately to the Local Planning Authority. An investigation and risk assessment must be undertaken, and where remediation is necessary a remediation scheme must be prepared which is subject to the approval in writing of the Local Planning Authority. Following completion of measures identified in the approved remediation scheme a verification report must be prepared, which is subject to the approval in writing of the Local Planning Authority. Following completion of the development a report must be submitted confirming that unexpected contamination was not encountered during the development. Reason : To ensure that risks from land contamination to the future users of the land and neighbouring land are minimised, together with those to controlled waters, property and ecological systems, and to ensure that the development can be carried out safely without unacceptable risks to workers, neighbours and other offsite receptors |
| 6 | The development hereby approved shall be completed in accordance with the recommendations in Chapter 5 Conclusions and Recommendations (5.2 and 5.4) in the Bat Risk Assessment and Bat Survey Report received by the Local Planning Authority on the 20th June 2023. REASONS: To protect local ecology in accordance with Locla Plan Policy N4. |
| 7 | Statement of Co-operative Working: The Local Planning Authority considers that the application as originally submitted did not meet with the local policies and guidance. Following discussions with the applicant / agent a satisfactory scheme has been negotiated. |
