# Condition Details
1 The development shall not be begun later than the expiration of THREE YEARS from the date of this permission. REASON: Required to be imposed pursuant to section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990.
2 The development hereby permitted shall be carried out in accordance with the following approved plans: Site Plan (referenced RBP3/006) received by the Local Planning Authority on 15.03.2023 Courtyard Elevations (referenced RBP/005)received by the Local Planning Authority on 15.03.2023 Proposed Plans (referenced (RBP/002)received by the Local Planning Authority on 15.03.2023 Proposed Elevations(referenced RBP/004) received by the Local Planning Authority on 15.03.2023 REASON: To accord with the terms of the planning application.
3 Prior to commencement of the development, full details and/or samples of all materials including bricks, roof tiles, rainwater gutters and pipes, to be used in the external elevations and for the roof ,shall be submitted to and approved in writing by the local planning authority. The development shall be completed in accordance with the approved details. REASONS: To safeguard the special character of the listed building and the conservation area, as required by policies HE1 and HE2 of the adopted Local Plan.
4 All demolition of existing material and tying in the new additions is to be carried out in accordance with a detailed method statement to be submitted to and approved in writing by the local planning authority before the commencement of the approved works. REASON: To safeguard the special character of the listed building, as required by Policy HE2 of the adopted Local Plan.
5 Prior to installation, approval of the exact details of the design, materials and function of all windows and doors, including method of opening drawn at a scale of not less than 1:20, shall be obtained from the Local Planning Authority prior to the development being commenced. REASONS: To safeguard the special character of the listed building and the conservation area, as required by policies HE1 and HE2 of the adopted Local Plan.
6 Statement of Co-operative Working: The Local Planning Authority considers that the application as originally submitted is a satisfactory scheme and therefore no negotiations have been necessary.
