# Condition Details
1 The development shall not be begun later than the expiration of THREE YEARS from the date of this permission. REASON: Required to be imposed pursuant to Section 91 of the Town and Country Planning Act 1990.
2 The development hereby permitted shall be carried out in accordance with the following approved plans: - Location plan, block plan and existing north and east elevation received by the Local Planning Authority on 14/03/2023 - Proposed elevations and section received by the Local Planning Authority on 13/03/2023 - Proposed floor plans received by the Local Planning Authority on 14/03/2023 REASON: To accord with the terms of the planning application.
3 The external elevations of the extension(s) hereby approved shall be built in materials to match in type, style and colour the external elevations of the existing dwelling/building. REASON: To ensure that the appearance of the development matches the existing property and would respect the site and the surroundings in accordance with policy SD4 of the Local Plan.
4 The Juliette balcony railing as detailed on the 'East Elevation As Proposed drawing' (Drawing no: 2023.011.03 received on the 13rh March 2023) shall be installed at the time of the dormer bi fold doors and shall remain in perpetuity for the lifetime of the development. REASON: To ensure the amenity of the neighbouring properties in accordance with Local Plan Policy SD4.
5 Statement of Co-operative Working: The Local Planning Authority considers that the application as originally submitted is a satisfactory scheme and therefore no negotiations have been necessary.
6 This approval does not include any work to the neighbouring tree. A separation notification of works to trees in a conservation area needs to be submitted detailing and trimming or cutting back required to allow construction of the extensions.
