# Condition Details
1 The development shall not be begun later than the expiration of THREE YEARS from the date of this permission. REASON: Required to be imposed pursuant to Section 91 of the Town and Country Planning Act 1990.
2 The development hereby permitted shall be carried out in accordance with the following approved plans: Location and site layout plan (refrernced drawing 003 rev C) received by the Local Planning Authority on 21.07.2023 Plans and elevations (refreenced drawing 002 rev C)received by the Local Planning Authority on 25.07.2023 REASON: To accord with the terms of the planning application.
3 Prior to any work above ground level, full details and/or samples of all materials including bricks, roof slates, rainwater gutters and pipes, windows and doors, to be used in the external elevations and for the roof, shall be submitted to and approved in writing by the local planning authority. Trickle vents shall not be fitted to the windows or doors. A dry verge system shall not be used on the gables. The development shall be completed in accordance with the approved details. REASONS: To safeguard the special character of the conservation area as required by Policy HE1 of the adopted Local Plan.
4 Prior to any work above ground level, details of the rebate and reveal of window frames and cills and door frames drawn at a scale of not less than 1:20, shall be submitted to and approved in writing by the local planning authority. The development shall be completed in accordance with the approved details. REASON: To safeguard the special character of the conservation area as required by Policy HE1 of the adopted Local Plan.
5 Prior to any work above ground level, details of the rebate of the blind windows and cills drawn at a scale of not less than 1:20, shall be submitted to and approved in writing by the local planning authority. The development shall be completed in accordance with the approved details. REASON: To safeguard the special character of the conservation area as required by Policy HE1 of the adopted Local Plan.
6 Statement of Co-operative Working: The Local Planning Authority considers that the application as originally submitted did not meet with the local policies and guidance. Following discussions with the applicant / agent a satisfactory scheme has been negotiated.
