# Condition Details
1 The proposed development along with the proposed mitigation would fundamentally change the landscape of the area surrounding and including the application site. The development would introduce planting and a change to the landscape character which would be contrary to policies SD4 (j) and (k), N1 (d) and (e) and ED11 (a) of the Redcar and Cleveland Local Plan and the Landscape Character Supplementary Planning Document.
2 The proposed vehicular access to the development from the adjoining highway (Saltburn Road) creates conditions prejudicial to highway safety contrary to policy SD4 (p) of the Redcar and Cleveland Local Plan.
3 Statement of Co-operative Working: The Local Planning Authority considers that the application as submitted did not meet with the local policies and guidance. The applicant / agent has been advised of the concerns however no amendments have been submitted.
