# Condition Details
1 Prior to any development above damp proof course, details and/or samples of all new and reclaimed external materials to be used in the carrying out of this permission shall have first been submitted to, and approved in writing by the Local Planning Authority. The development shall be completed in accordance with the approved details and retained and maintained as such. REASON: To preserve the historic fabric and character of the Listed Building and its surroundings as required by Policy HE2 of the adopted Local Plan.
2 Prior to any development above damp proof course, a detailed method statement(s) including details of the mortar mix and method of pointing to be used in the carrying out of this permission, shall have first been submitted to, and approved in writing by the Local Planning Authority. The development shall be completed in accordance with the approved details and retained and maintained as such. REASON: To preserve the historic fabric and character of the Listed Building and its surroundings as required by Policy HE2 of the adopted Local Plan.
3 All existing cast iron rainwater gutters and down pipes are to be reused where possible, components that are no longer useable are to be renewed with cast iron items that match the original in all respects. Gutters shall be supported on rafter brackets or 'drive in' brackets and not on rise-and-fall brackets. Fascia boards shall not be installed. REASON: To preserve the historic fabric and character of the Listed Building and its surroundings as required by Policy HE2 of the adopted Local Plan.
4 Prior to any development above damp proof course, and not withstanding the details provided on the submitted plans and elevations, details of the design, profile, rebate, materials and method of opening of all windows, roof lights and doors, drawn at a scale of not less than 1:20, shall be submitted to and approved in writing by the Local Planning Authority, and shall be retained and maintained as such. REASON: To preserve the historic fabric and character of the Listed Building and its surroundings as required by Policy HE2 of the adopted Local Plan.
5 Prior to any development above damp proof course, details of the design and location of any external paraphernalia, including external meter boxes and flues, and external cables and ducting, to be used in the carrying out of this permission, shall have first been submitted to, and approved in writing by the Local Planning Authority. The development shall be completed in accordance with the approved details and retained and maintained as such. REASON: To preserve the historic fabric and character of the Listed Building and its surroundings as required by Policy HE2 of the adopted Local Plan.
6 Prior to any development above damp proof course, a detailed scheme detailing the location, design and materials of soil and vent pipes (to be routed inside the buildings wherever possible) to be used in the carrying out of this permission, shall have first been submitted to, and approved in writing by the Local Planning Authority. The development shall be completed in accordance with the approved details and retained and maintained as such. REASON: To preserve the historic fabric and character of the Listed Building and its surroundings as required by Policy HE2 of the adopted Local Plan.
