# Condition Details
1 It is considered that the proposed first floor extension, by reason of its size and position would have an overbearing impact on the character and appearance of the area. It would be an incongruous addition to the property. The proposed development is therefore contrary to part j and k of Policy SD4 of the Redcar and Cleveland Local Plan.
2 It is considered that the proposed first floor extension, by reason of the projection out from the rear of the dwelling is unacceptable and the extension would result in an unacceptable detrimental overbearing impact on the adjoining neighbouring properties to the south of the site. The proposed window on the south side elevation would also lead to lose of privacy. The proposed development is therefore contrary to part b of Policy SD4 of the Redcar and Cleveland Local Plan and paragraphs 2.16 of the Residential Extensions and Alterations Supplementary Planning Guidance.
3 It is considered that the proposed first floor extension, by reason of the limited separation distance between the extension and the rear elevation of neighbouring property of 4 Tyne Street, is unacceptable and the extension will result in an overbearing structure. The proposed development is therefore contrary to part b of Policy SD4 of the Redcar and Cleveland Local Plan and paragraphs 2.9 of the Residential Extensions and Alterations Supplementary Planning Guidance

5 Statement of Co-operative Working: The Local Planning Authority considers that the application as submitted did not meet with the local policies and guidance. The revised application has been submitted following officer advice that no first floor extenison would be acceptable.
