1 The development shall not be begun later than the expiration of THREE YEARS from the date of this permission. REASON: Required to be imposed pursuant to Section 91 of the Town and Country Planning Act 1990.
2 The development hereby permitted shall be carried out in accordance with the following approved plans: Proposed site plan(reference A4/P/02 Rev A) received by the Local Planning Authority on 13.02.2023 Existing and Proposed Elevations front and rear (reference A3/01 Rev A) received by the Local Planning Authority on 13.02.2023 Existing and Proposed Elevations side (reference A3/01 Rev A) received by the Local Planning Authority on 13.02.2023 Proposed Ground Floor Plan (reference A3/03 Rev A) received by the Local Planning Authority on 13.02.2023 Proposed First Floor Plan (reference A3/03 Rev A) received by the Local Planning Authority on 13.02.2023 Garage Elevations and Floor Plan (reference A3/05 Rev A) received by the Local Planning Authority on 17.02.2023 REASON: To accord with the terms of the planning application.
3 Prior to the extension hereby approved being brought into first active use the provision of 3 number parking spaces pf 2.4m x 4.8m per parking space shall be provided within the site. Thespace within the garage haereby approved shall count as one of the required spaces. Reason In the interest of highways safety and to accord with olicy SD4(P) ofthe Redcar and cleveland Local Plan 2018.
4 The external elevations of the extension(s) hereby approved shall be built in materials to match in type, style and colour the external elevations of the existing dwelling/building. REASON: To ensure that the appearance of the development matches the existing property and would respect the site and the surroundings in accordance with policy SD4 of the Local Plan.
5 Statement of Co-operative Working: The Local Planning Authority considers that the application as originally submitted is a satisfactory scheme and therefore no negotiations have been necessary.
