# Condition Details
1 The development shall not be begun later than the expiration of THREE YEARS from the date of this permission. REASON: Required to be imposed pursuant to Section 91 of the Town and Country Planning Act 1990.
2 The development hereby permitted shall be carried out in accordance with the following approved plans: Proposed site plan (referenced P84_22 111 Rev A) received by the Local Planning Authority on 03.02.2023 Proposed Floor Plans (referenced P84_22 112 Rev A) received by the Local Planning Authority on 03.02.2023 Proposed Elevations (referenced P84_22 113 Rev A) received by the Local Planning Authority on 03.02.2023 REASON: To accord with the terms of the planning application.
3 Prior to demolition of the extant single storey structure in pursuance of this permission, full details and/or samples of all materials including bricks, fascia boards, roof tiles/slates, rainwater gutters and pipes, windows and doors, to be used in the external elevations and for the roof, shall be submitted to and approved in writing by the local planning authority. The development shall be completed in accordance with the approved details. REASONS: To safeguard the special character of the conservation area, as required by Policy HE1 of the adopted Local Plan.
4 Prior to installation of windows, details of window rebate and reveal, drawn at a scale of not less than 1:20, shall be submitted to and approved in writing by the local planning authority. The development shall be completed in accordance with the approved details. REASON: To safeguard the special character of the conservation area, as required by Policy HE1 of the adopted Local Plan.
5 Prior to construction of the dormer, details drawn at a scale of not less than 1:50 shall be submitted to and approved in writing by the local planning authority. The development shall be completed in accordance with the approved details. REASON: To safeguard the special character of the conservation area, as required by Policy HE1 of the adopted Local Plan.
6 Statement of Co-operative Working: The Local Planning Authority considers that the application as originally submitted is a satisfactory scheme and therefore no negotiations have been necessary.
7 Informative Note: At no point shall the adopted highway be blocked up without the prior consent of the Councils Engineering team who can be contacted on 01287 612536.
