# Condition Details
1 The development shall not be begun later than the expiration of THREE YEARS from the date of this permission. REASON: Required to be imposed pursuant to Section 91 of the Town and Country Planning Act 1990.
2 The development hereby permitted shall be carried out in accordance with the following approved plans: - Location plan received by the Local Planning Authority on 03/02/2023 - Proposed elevations (Page 04 - Rev 10) received by the Local Planning Authority on 05/08/2025 - Proposed floor plan and roof plan (Page 03 - Rev 10) received by the Local Planning Authority on 05/08/2025 REASON: To accord with the terms of the planning application.
3 Prior to construction of the roof, full details of the eaves drawn at a scale of not less than 1:20 shall be submitted to and approved in writing by the local planning authority. The development shall be completed in accordance with the approved details. REASON: To safeguard the special character of the conservation area as required by Policy HE1 of the adopted Local Plan.
4 Prior to the installation of roof tiles, full details and/or a sample of the tiles to be used shall be submitted to and approved in writing by the local planning authority. The development shall be completed in accordance with the approved details. REASON: To safeguard the special character of the conservation area as required by Policy HE1 of the adopted Local Plan
5 Prior to installation, full details and/or a sample of the rainwater goods to be used shall be submitted to and approved in writing by the local planning authority. The development shall be completed in accordance with the approved details. REASON: To safeguard the special character of the conservation area as required by Policy HE1 of the adopted Local Plan.
6 The external elevations of the extension(s) hereby approved shall be built with external facing bricks to match the existing bricks. REASON: To safeguard the special character of the conservation area as required by Policy HE1 of the adopted Local Plan.
7 The windows and window rebates, reveal and colour shall match those in the existing house. REASON: To safeguard the special character of the conservation area as required by Policy HE1 of the adopted Local Plan.
8 Statement of Co-operative Working: The Local Planning Authority considers that the application as originally submitted did not meet with the local policies and guidance. Following discussions with the applicant / agent a satisfactory scheme has been negotiated.
