# Condition Details
1 The development shall not be begun later than the expiration of THREE YEARS from the date of this permission. REASON: Required to be imposed pursuant to Section 91 of the Town and Country Planning Act 1990.
2 The development hereby permitted shall be carried out in accordance with the following approved plans: Site Layout plan (unferenced) received by the Local Planning Authority on 16.02.2023 Entrance area plan (unferenced) received by the Local Planning Authority on 16.02.2023 Site Layout Aerial received by the Local Planning Authority on 16.02.2023 Fence Plan (view A) received by the Local Planning Authority on 16.02.2023 Fence Plan (view B) received by the Local Planning Authority on 16.02.2023 Fence Plan (View C) received by the Local Planning Authority on 16.02.2023 REASON: To accord with the terms of the planning application.
3 Unless otherwise agreed in writing with the Local Planning Authority the dog park hereby approved shall be operated in accordance with the waste storage and collection details outlined in the submitted application form. REASON: To control the storage and disposal of waste and to protect residential amenity in accordance with Policy SD4 of the Redcar and Cleveland Local Plan 2018.
4 The dog park hereby approved shall open for buisness, only between the hours of 0800 to 2000 daily. Reason To control the hours of operation and to protect neighbouring amenity in accordance with Policy SD4 of thte Redcar and Cleveland LOcal Plan 2018.
5 Prior to the use hereby approved first being brought into active use visibility splays of no less than 2.4 x 160m in both directions shall be provided. Unless otherwise agreed in writing, the visibility splays once provided shall be maintained in accordance with the visibility splay management plan provided to the Local Planning Authority on the 23.04.2023. reason In the interest of highways safety and to accord with Policy SD4(P) of hte Redcar and Cleveland Local Plan 2018.
6 Statement of Co-operative Working: The Local Planning Authority considers that the application as originally submitted did not meet with the local policies and guidance. Following discussions with the applicant / agent a satisfactory scheme has been negotiated.
