# Condition Details
1 Prior to the first use of the development a detailed Lighting Strategy shall be submitted to and agreed in writing by the Local Planning Authority. The Strategy shall seek to implement a sensitive lighting scheme in accordance with the guidance note Bats and Artificial Lighting in the UK (ILP,2018) to minimise impacts on wildlife and ensure no light spill onto adjacent wildlife habitats / buildings. The development shall proceed in full accordance with the approved detail and no additional external lighting shall be provided within the development at any time. REASON: To ensure a satisfactory form of development in relation to ecological impacts in accordance with policy SD4 of the Redcar and Cleveland Local Plan.
2 A Construction Management Plan shall be produced and adhered to throughout the construction period. The Statement shall provide for: (i.) construction vehicle access and routing, (ii.) any temporary traffic management/signage, (iii.) wheel and underside chassis cleaning facilities to prevent the deposition of mud or other debris onto the highway network/public areas, (iv.) contractor and visitor parking clear of the highway, (v.) highway safety considerations, (vi.) turning, loading and unloading of plant and materials and (vii.) hours of deliveries Details shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of development. REASON: To safeguard the construction period of the development and in the interests of maintaining highway efficiency and safety in accordance with policy SD4 of the Local Plan. REASON FOR PRE-COMMENCEMENT: The information is required prior to any works commencing on site as it relates to site preparation.
3 Prior to the development being brought into use, precise details showing the offsite highways works, including the amendments to the ghost island right turn and pedestrian and cycle crossing arrangements should be submitted and approved in writing by the Local Planning Authority. The works shall be completed in accordnace with the approved details prior to the store opening. REASON: To ensure suitable access to the site in relation to highways safety in accordance with policy SD4 of the Local Plan.
