# Condition Details
1 The development shall not be begun later than the expiration of THREE YEARS from the date of this permission. REASON: Required to be imposed pursuant to Section 91 of the Town and Country Planning Act 1990.
2 The development hereby permitted shall be carried out in accordance with the following approved plans: Proposed site plan (unreferenced) received by the Local Planning Authority on 09.02.2023 Proposed Plans and Elevations (referenced Page 2 Rev 1) received by the Local Planning Authority on 07.02.2023 REASON: To accord with the terms of the planning application.
3 The external elevations of the extension(s) hereby approved shall be built in materials to match in type, style and colour the external elevations of the existing dwelling/building. REASON: To ensure that the appearance of the development matches the existing property and would respect the site and the surroundings in accordance with policy SD4 of the Local Plan.
4 The extension hereby approved shall not be brought into use until such time as the developer has provided sufficient parking space for two number vehicles. The parking spaces shall be no less than 2.4m by 4.8m. The spaces shall be made so as to be compliant with the requirements of Schedule 2, Part 1, Class F of The Town and Country Planning (General Permitted Development) (England) Order 2015 (as amended). Once provided the parking spaces shall be retained for their intended use for the life of the development. REASON: In the interest of highways safety and to provide suitable parking provision to the dwelling, in accordance with Policy SD4 of the Redcar and Cleveland Local Plan 2018.
5 Statement of Co-operative Working: The Local Planning Authority considers that the application as originally submitted is a satisfactory scheme and therefore no negotiations have been necessary.
6 Informative Note: At no point shall the adopted highway be blocked up without the prior consent of the Councils Engineering team who can be contacted on 01287 612536.
