2 The development hereby permitted shall be carried out in accordance with the following approved plans: - Location plan received by the Local Planning Authority on 12/01/2023 - Proposed ground floor plan received by the Local Planning Authority on 12/01/2023 - Proposed first floor plan received by the Local Planning Authority on 12/01/2023 - Proposed roof plan received by the Local Planning Authority on 12/01/2023 - Proposed side elevations received by the Local Planning Authority on 12/01/2023 - Finishing details plan received by the Local Planning Authority on 03/04/2023 - Section details received by the Local Planning Authority on 03/04/2023 - Proposed front elevation AMENDED 3 4 2023 received by the Local Planning Authority on 03/04/2023 REASON: To accord with the terms of the planning application.
3 Prior to installation, full details of materials including windows and doors, ornamental metalwork, balustrades, signage and lighting shall be submitted to and approved in writing by the local planning authority. The development shall be completed in accordance with the approved details. REASONS: To safeguard the special character of conservation area and the settings of nearby listed buildings, as required by policies HE1 and HE2 of the adopted Local Plan.
4 Statement of Co-operative Working: The Local Planning Authority considers that the application as originally submitted did not meet with the local policies and guidance. Following discussions with the applicant / agent a satisfactory scheme has been negotiated.
5 Informative Note: At no point shall the adopted highway be blocked up without the prior consent of the Councils Engineering team who can be contacted on 01287 612536.
