# Condition Details
1 The development shall not be begun later than the expiration of THREE YEARS from the date of this permission. REASON: Required to be imposed pursuant to section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990.
2 The development hereby permitted shall be carried out in accordance with the following approved plans: - Location plan and site plan as existing received by the Local Planning Authority on 05/01/2023 - Site plan as proposed received by the Local Planning Authority on 05/01/2023 - Elevations as proposed received by the Local Planning Authority on 23/12/2022 - Ground floor plan as proposed received by the Local Planning Authority on 23/12/2022 - First floor plan as proposed received by the Local Planning Authority on 23/12/2022 - Structural Report received by the Local Planning Authority on 23/12/2022 REASON: To accord with the terms of the planning application.
3 Prior to installation, full details and/or samples of all materials including masonry, roof tiles, rainwater gutters and pipes, windows and doors, to be used in the external elevations and for the roof, together with method statements for their use, shall be submitted to and approved in writing by the local planning authority. The development shall be completed in accordance with the approved details. REASONS: To safeguard the special character of the listed building as required by Policy HE2 of the adopted Local Plan.
4 Statement of Co-operative Working: The Local Planning Authority considers that the application as originally submitted is a satisfactory scheme and therefore no negotiations have been necessary.
