# Condition Details
1 The development shall not be begun later than the expiration of THREE YEARS from the date of this permission. REASON: Required to be imposed pursuant to Section 91 of the Town and Country Planning Act 1990.
2 The development hereby permitted shall be carried out in accordance with the following approved plans: Location Plan, Scale 1:1250, received by the Local Planning Authority on 19.02.2022, Site Plan, Scale 1:500, received by the Local Planning Authority on 19.02.2022, Proposed Plans - Page 03, REVISION 4, received by the Local Planning Authority on 22.02.2023, Proposed Plans (Elevations) REVISION 4, received by the Local Planning Authority on 22.02.2023. REASON: To accord with the terms of the planning application.
3 The external elevations of the development hereby approved shall be built in the materials specified in the planning application to complement in type, style and colour the external elevations of the existing dwelling. REASON: To ensure that the appearance of the development complements the existing property and would respect the site and the surroundings in accordance with policy SD4 of the Local Plan.
4 Statement of Co-operative Working: The Local Planning Authority considers that the application as originally submitted did not meet with the local policies and guidance. Following discussions with the agent a satisfactory scheme has been negotiated.
